Property.CoZa is a property franchise group established in the beginning of 2009 by people with many years of real estate and property franchise experience. Property.CoZa is currently establishing franchises, focusing on all the major property and real estate hot spots in South Africa.

The Property.CoZa Group remains at the forefront of technology in real estate. Each office is electronically linked with a referral system to ensure speedy and effective networking between the various offices and agents, ensuring efficient service delivery. The whole network operates on a seamless end-to-end back office management system.

An online tool is used to simplify the day-to-day property management and advertising needs of the estate agent. This includes a website based document library hosting all necessary documentation to market and conclude a sale effectively, loading of property mandates or listings onto the Property.CoZa website, monitoring of website hits and the automatic generation of property marketing brochures and pamphlets. Another important features is the direct population of all property mandates or listings to more than 20 major property portholes or websites, including MyProperty, Property24, PropertyGenie and Private Property etc.

We created the set-up for efficient service delivery to simplify the real estate transaction. Each franchise is owned or co-owned by an attorney and is electronically linked with our preferred attorneys or conveyancers by means of Property.CoZa’s unique after-sales IT system known as “Treasure Map”. Our clients, agents and franchises can track the transfer progress of their transactions step-by-step on a dedicated website, from the day the transaction was concluded and submitted to the conveyancer until the day of registration.

Properties - for sale
  • Houses - property for sale
    This includes houses and homes in exclusive Lifestyle and Eco estates ranging from R30m (or more) to 2 bedroom homes in open suburbs selling in the range of R350 000. It is important to note that all estates charge a levy payable to the Home Owners Association. Owners are also compelled to belong to the Home Owners Association and must comply by the estate’s rules and regulations.
  • Town house - property for sale
    Town houses can either be full title or sectional title properties, ranging from R300 000 to R2000 000+. Town house properties are generally classified as cluster housing, duplexes, simplexes or stacked simplexes. A levy is generally payable by owners of town houses to their respective body corporates.
  • Apartments - property for sale
    Apartment properties or flats are popular in the centre of metro areas. Prices for these properties range from R200 000 to R1000 000. In certain exclusive areas such as Melrose Arch close to Sandton, apartments sell for more than R20 000/m². Apartment properties are generally sectional title properties. Owners belong to a body corporate and pay a levy which includes their rates, taxes and water, but excludes electricity.
  • Stands - property for sale
    Empty stands are normally developed and sold by property developers. In recent years more stands were developed inside security or lifestyle estates. Stand prices vary from area to area, but generally sell from R200 000 to R2m+ for the more exclusive properties situated inside Lifestyle estate. All estates charge a levy payable to the Home Owners Association. Owners are also compelled to belong to the Home Owners Association and must comply by the estate’s rules and regulations.
  • Vacant land - property for sale
    Vacant land properties include potential development land and general vacant properties but can also include empty commercial or industrial property land.

    Includes agricultural holdings, also referred to as plots. A Small holding property generally ranges in sizes from 1ha up to 8ha. Any property larger in size are generally referred to as a farm. Small holding properties are popular with people who want to live closer to nature, without the hassle of maintaining a farm. Small holdings are also popular by people who breed with horses. Most small holdings are located just outside the general urban boundaries of a town or city.
  • Commercial - properties for sale
    Commercial properties include anything from guest houses, garages to shopping centre properties.
  • Industrial - properties for sale
    Industrial properties generally include factories and warehouse properties.
  • Guest houses - property for sale
    Guest houses are also identified as commercial properties. South Africa features a vast range of guest houses across South Africa.
  • Game farms - property for sale
    South Africa is synonymous for its game farm industry. Hunters and tourists flock from across the globe to visit our game farms and national parks. South Africa features a variety of game farms: bushveld, open plains and kalahari are the most common.
  • Lodges - property for sale
    Lodges are also identified as game lodges. It generally goes hand in hand with the tourist industry as well as the hunting industry.
  • Development - property for sale
    Development properties can either be established housing such as high density or lifestlyle developments including golf estates or it can be open undeveloped properties with development rights in place.
